Every project is uniquely customized based on your needs starting with the first conversation. A simple pre-construction professional services agreement, written to outline the services to which the Katz Builders Team commits, begins the first stage of the process, with the intention of signing a contract for construction, once the drawings, specifications and costs are finalized.

  4. Make selections of main items that will drive the cost of the project
  5. Price out the plans to identifying how close the project is to desired budget
  6. Refine drawings and specifications while making final selections
  7. Get plans structurally engineered
  8. Final pricing
  9. Permitting where necessary

We participate in almost all of the design meetings.  As drawings proceed, we will discuss preliminary selections and finishes for your home.  Where needed, Katz Builders, Inc., will coordinate with your interiors designer to prepare a comprehensive package for your review, inclusive of all selections such as hardware, plumbing, tile, appliances and lighting.  Included will be photos of all selections to best convey the essence of design direction, including vignettes of individual rooms with selections laid out to help you visualize final results.

An important aspect of construction documents are the specifications, which detail the “sticks and bricks” methods of construction. A complete set of specifications, inclusive of all selections, will be prepared and presented.  Improvements, such as landscaping or audio/visual, may be reflected as allowances. Katz Builders will be the lead with consultants and follow through with our Team during construction.

With plans, selections and specifications, an estimate of cost based on preliminary plans and specifications, and updated selections will be provided.  Unless major changes are made to the overall scope of the project, we can expect that the provided preliminary will be consistent with the final cost at the completion of construction documents.

The entire creative process requires anywhere from 6 to 8 months, depending on how extensive the level of customization and the scope of the project.  In unique cases, it has taken as much as one year.

Upon acceptance of the Professional Pre-Construction Services Agreement, we will begin the process of design. During the design phase meetings will be scheduled with you and your architect enabling us to participate in the design process and provide additional feedback. Long distance communication is not a problem; our office and Team are fully automated.

Because of the intimate involvement of our Team throughout the design process, the transition to construction start is efficient and timely. All professionals retained by homeowner remain  involved during construction, insuring design integrity.

The members of the Katz Team serve as main points of contact to the homeowner.  The Teams priority is keeping the homeowner informed, managing progress on site, insuring the high quality performance of our Tradepartners, daily and critical path scheduling and cleanliness of site.  The Team is charged with documenting job progress via daily/weekly photos, enabling team members to respond quickly to any questions or issues that arise.

The Production Coordinator is responsible for coordinating purchases, documenting all changes and serves as the pivotal person for project information to “Katz Builders In House Team” as well as the “Out of the House Team” i.e. Suppliers and Tradepartners.

The homes on our website generally range from $185-$500 per heated square foot, including garages, terraces.   Of course, homesites requiring additional foundation or site work can add to this cost. Our construction fees fall in the median range in comparison with premium luxury builders.

There is no cost for the initial consultation. Professional Pre-Construction Services Fees average 2% of the budget of the home to be built.  Half of the fee is deducted from the final contract price of the home.  All fees such as Architectural, Interior Design, Landscaping, Structural Engineering etc. are paid separately by the homeowner to the professional retained to perform the services.

Construction time will depend on the overall scope of the project, but our homes typically fall in the range of  8-18 months for completion depending on weather, material availability, all selections made early and minimum changes.

The old adage of “You get what you pay for” has never been truer than when it applies to your most important and highest priced investment. Katz Builders, Inc. focuses on value vs cost.   Years of experience has given us data enabling us to track our projects, comparing one to the other. As a result, we are able to narrow down costs and help streamline the design process.

Katz Builders is a founding member of the Austin- CB/USA. CB/USA Nationally is made up of over 250 builders in 13 cities leveraging 3000 home starts. Together CB/USA members gain significant purchasing advantage in partnership with more than 700 supplier.

Katz Builders, Inc. is paid as construction progresses. A draw schedule is provided based on completion of work. Percentage of work completed determines the amount of payment at the time of draw. Your lender will perform a site inspection (see the level of completion only) and fund, upon your authorization, according to progress. If there is no lender, then draw requests are submitted directly to you for payment.
